Strata Corporation Services

Administration

  1. Assisting the Strata Council with procedural requirements at all Annual and Special General Meetings and Council Meetings.
  2. Attending regularly scheduled Strata Council Meetings, taking of Minutes, and distribution of Minutes to all Owners.
  3. Providing guidance to both the Strata Council and Owners regarding The Strata Property Act and its enforcement.
  4. Acting as a liaison between the Strata Council and Owners regarding questions and problems relating to the Strata Property Act and the Strata Corporation.
  5. All administration duties as it pertains to Form K's and other documents
  6. Confirm that the Strata Corporations are adequately insured, paying particular attention to the Strata Council errors and omissions insurance, assuring them that they are adequately covered.
  7. Preparing and distributing of Agendas for Council Meetings.
  8. Organizing and attending Annual General Meetings and Special General Meetings including preparing and distributing of Agendas and Minutes of Meetings.
  9. Maintaining all Corporate records as required under the Strata Property Act.
  10. Receive and respond to all correspondence from Owners.
  11. Assist in designing bylaws for the Strata Corporations.

Financial Services

Administration of Financial Management and Preparation of Annual Budgeting

  1. Collection of Monthly Maintenance fees and assess all fines and penalties.
  2. Preparation of Monthly Financial Statements.
  3. Analysis of Common Property and related expenses supplied to Council at every Council Meeting, a Budget Comparison Report showing expenses versus budget per month so as that the Strata Councils can be assured that they are not overstepping the boundaries of the Strata Property Act.

Common Property Maintenance

  1. 24-Hour emergency Service, all Gateway North International Property Managers carry pagers and cell phones.
  2. Weekly Common Property Site Inspections, and report to the Strata Council.
  3. Advertising for Tenders and Contracts for major maintenance items.
  4. Implementation for Maintenance Procedures including Ground Maintenance, Building Repairs, and all other Common Property.
  5. Hiring and Supervision of all On-site Staff, Employees and Subcontractors of the Strata Corporation. Gateway North has an impressive benefit package for on-Site Caretakers.

Project Management

Gateway North International Property Management offers a Project Management Service for all Strata Corporations as it pertains to water ingress problems, plumbing retrofit and the refurbishing of buildings. Gateway North International has supervised projects for high-rise construction, townhouse complexes, wood-frame condominiums, and commercial buildings for the leaky condo problems created in our province.

Financial and Long-Term Capital Planning

Gateway North International takes pride in their record for long-term capital planning with their projects and also with the financial planning, making available to all Strata Corporations an interest rate program for their Chequing and Contingency Reserve Funds.
